  • GFM Bau- und Umweltingenieure GmbH sign long-term lease

Munich, 2. November 2020 – HIH Real Estate, having won the letting mandate for the Haus.Berge property in Munich from the German Alpine Club (DAV), just found a new long-term tenant for it. In January 2021, the company GFM Bau- und Umweltingenieure GmbH will occupy the entire first floor, which provides 1,140 square metres in office space. Founded about 90 years ago, the engineering firm with its current staff of 50 professionals provides engineering services in the areas infrastructure, buildings and energy. E.T. MYER Immobilien GmbH acted in an advisory role during the letting transaction. With this lease in place, around 660 square metres on the ground floor and around 380 square metres of lettable area on the second floor are still available.

Following the refurbishment of the building with its 6,130 square metres of office space during the first quarter of 2021, the German Alpine Club itself will move into a large unit in order to use it as its national office. Located at Anni-Albers-Strasse 7 / Mies-van-der-Rohe-Strasse 5, the house will be refurbished under a resource-conserving climate and energy concept that includes façade greening and a night cooling system that allows excess heat to be released in the morning. The building’s interior is defined by a modern layout concept that includes communication areas, conference rooms and basic workplaces.

“From a tenant’s point of view, the units will generate a high degree of contentment among the staff occupying them, due to their high quality of stay and the convenient location of Haus.Berge. Given the increasing shortage of skilled labour, this is an aspect of growing significance for businesses,” said Carina Orthen, Head of Letting for the Southern Region at HIH Real Estate.

The Haus.Berge building is located at the south end of the Parkstadt Schwabing locality, an urban quarter whose master plan combines 1,500 residential units, preschools, green spaces and 12,000 workplaces in the IT and service industry, gastronomy and hotels into a homogeneous whole. The neighbourhood is dotted with prominent companies, such as Amazon, Microsoft, IBM and OSRAM.

“The objectives of our client match the sustainability requirements for real estate that are clearly gaining in importance on the occupier market, too,” said Ken Kuhnke, Head of the Lettings Management at HIH Real Estate. “With this in mind, the development will deliver an attractive property in an excellent location that is representative of the way forward.”

As an experienced property developer and exclusive asset, property and lettings manager for a large number of third-party clients, HIH Real Estate was able to contribute its know-how as early as the planning phase of Haus.Berge.
